1986

NorSouth is Founded by Bill Johnston as a series of real estate companies focusing on the development, construction and management of multifamily communities in rural markets throughout the southeast.
1987
Expansion into Atlanta David Dixon joins the firm to focus on the development of affordable multifamily communities in urban Atlanta.
1988
NorSouth Secures its First Tax Credit Award NorSouth is one of the first firms in Georgia to receive federal housing tax credits, created by the Tax Reform Act of 1986. This equity is combined with conventional debt to develop Hillandale Park in Lithonia, Georgia.
1994
Growth throughout the Southeast NorSouth travels to North Carolina to develop its first multifamily community outside of Georgia. Expansion into South Carolina and Tennessee follows.
1997
Expansion into Mixed-Income Communities NorSouth is the first developer in Georgia to create a mixed-income multifamily community without rent subsidies; combining market-rate and affordable housing into a 130-unit community in Cobb County.
1998
Historic Renovation and Mixed-Use Development NorSouth transforms a city block in Savannah into a mixed-use property. It includes its first seniors apartment community, Sisters Court, an adaptive reuse of a historic convent.
1999
Expansion into Market Rate Multifamily NorSouth develops its first market-rate property in Cobb County, Georgia.
2003
Expansion into Senior Living NorSouth develops its first new construction, senior living community – Highland Court in Cobb County, Georgia, which included both affordable and market rate units. Five similar properties are opened in the next four years.
2004
Completion of First Mixed-Tenure Community NorSouth develops West Chase at Sandtown in Fulton County, Georgia, a master planned community combining mixed-income multifamily and single-family homes around a shared park and amenities.
2006
Large Mixed-Use Development Brookleigh, a 55-acre, 7 phase mixed-used village consisting of multifamily, seniors and for-sale residential communities centered around a public park and retail village, endured the great recession and ends up as a highly successful, model development.
2008
Recapitalization After amassing a portfolio of +6,000 multifamily units, NorSouth sells its GP interest in a majority of it affordable properties to capitalize the company for future growth, focusing on its core business strategy of age restricted multifamily communities.
2011
First HearthSide Opens NorSouth opens its first of six HearthSide active adult 62+ communities in Metro Atlanta with Class A finishes and amenities. Norsouth’s evolution of the HearthSide brand proves the demand for centrally located active adult market priced apartments.
2013
First MainStreet Opens NorSouth opens its first MainStreet branded 55+ active adult multifamily community in Winder, Georgia then another in Braselton, Georgia the following year.
2017
OneStreet Residential was established.
2017
Luxury Comes to the 55+ market - OneStreet Residential partners with Atlantic Residential to break ground on EVOQ Town Flats of Johns Creek - the only truly luxury 55+ community in the Atlanta submarket designed for mature professionals on the go.
2019

OneStreet opens HearthSide Club Lafayette in Fayetteville, GA - our 2nd joint venture with The Housing Partnership in Charlotte - and the first project in Fayette County to utilize TAD (tax allocation district) funding.
