Our Leadership Team
Driven by vision and guided by experience, our team works collaboratively to develop and manage communities that reflect our commitment to thoughtful design, operational excellence, and lasting impact.

Since founding OneStreet’s Atlanta office in 1988, Dave Dixon has shaped the firm’s growth and foreseen its development of over $1 Billion in assets, including more than 8,900 units. With a strategy centered around high-quality, boutique-scale properties serving under-built markets, Dave has led OneStreet to be the Southeast’s leading developer and manager of Workforce, Active Adult, and Mixed-Income rental communities, as stand-alone properties or mixed-use and master planned developments. Currently, Dave is focusing on OneStreet’s growth into new markets and project concepts, and growing strategic partnerships. Dave also serves on the Board of the Georgia Affordable Housing Coalition, where he was a founding member.
Dave and his family live in Sandy Springs, where they are active in Trinity Westside Anglican Church and Westminster School. He originally moved to Atlanta in 1975, to attend Emory University, having grown up in Kentucky and attended the University of Kentucky, of whose sports teams he’s still an ever-hopeful fan.

Brendan Barr joined OneStreet Residential in 2006 and became Partner in January of 2017. In his role as Managing Partner, Development, he oversees the execution of all new developments from inception through lease-up and property stabilization, with a focus also on new business. Since joining OneStreet, he and his team have developed +2,200 units for a total capitalization of +$445M.
More recently, Brendan is turning his attention across the entire OneStreet organization, working with the executive leadership team to focus on companywide culture, communication, operations, and key measured results to adhere to the company’s strategic plan.
Brendan holds a Master of Science in Real Estate from the Johns Hopkins University and a bachelor’s degree from the University of Rhode Island. He is a member of the Greater Atlanta Home Builders Association, Atlanta 55 Plus Housing Council and Georgia Tech School of Building Construction Advisory Board.
A native of Pennsylvania, Brendan is a rabid Philadelphia sports fan, and enjoys spending time watching his two sons play sports and sifting through the local vinyl record stores of Roswell.

Thurston joined OneStreet Residential in 2008 and assumed his current role as CFO in January 2017. As a Managing Partner, Thurston oversees all financial aspects of the firm, including capital markets, accounting, transaction closings, human resources, and information technology. Thurston has an extensive background in mixed-income and multifamily housing development; his experience includes serving as Vice President of the Atlanta office of Bank of America Community Development Corporation and working at Progressive Redevelopment, Inc.

Kiva Speed joined OneStreet in 2004 and quickly rose from Leasing Specialist to Senior Community Manager to Regional Manager. Kiva was promoted to Vice President of Operations in 2022. She worked closely with the Development team to ensure communities are created from a property management perspective and completed with high-quality standards. In her current role, Kiva is responsible for training & mentoring of site office staff, managing compliance, and working with 3rd party partners to ensure the portfolio’s profitability.
Kiva is HCCP Certified and a member of IREM, NAA, and AAA.

Deke Rochester oversees OneStreet’s Horizontal Multifamily Division branded as Hayloft Cottages and serves on the company’s Executive Board. From concept origination through completion of construction and lease-up, his team works closely with OneStreet Residential Services to deliver exceptional communities for the company and its partners.
Upon joining the OneStreet team in 2013, Deke served as a project manager and gained diverse experience across a range of different project types, including mixed-income and conventional 55+, mixed-income traditional, and mixed-use projects. These include Brookleigh – a 55-acre redevelopment project in Brookhaven that includes 380 multifamily units, 121 single-family lots and townhomes, 48,000 SF of retail, and a county park; EVOQ Town Flats at Johns Creek, a 140-unit community and the first of our award-winning Class AA Luxury 55+ brand in Atlanta; and Hayloft Cottages Suwanee, a 98-unit community and the company’s flagship community in the horizontal multifamily category.
Deke holds a BS in Business Administration from Auburn University with a concentration in Finance as well as a Master’s Degree in Building Construction and Facility Management with a concentration in Residential Development from Georgia Tech.

Karen Thompson joined OneStreet in 2018. As Vice President of Human Resources and a member of the Executive Committee, Karen collaborates with divisional leadership to develop and execute strategies, programs, and processes that drive performance excellence. She provides leadership and management of all HR functions, including talent acquisition, associate training and development, engagement, employee relations, benefits, and payroll.
Karen brings over 30 years of Human Resources experience and best practices from various industries, including healthcare, manufacturing, and 20 years in multifamily. She is an active member of the Atlanta Apartment Association and the Society for Human Resources Management.

Ernest Marchetti is responsible for tracking, recording, and reporting on all financial activity for OneStreet Residential and all properties in the management portfolio. In this role, he oversees three staff accountants and an accounts payable specialist. He also works closely with property management staff to troubleshoot and resolve issues related to accounting data within OneSite.

Rob Rojas oversees the acquisitions efforts across OneStreet’s various development brands. From attainable to market rate housing, he works closely with Executive Leadership to identify viable markets and land, leading the process through initial underwriting, site design, due diligence, and entitlement.
Rob joined the OneStreet Team in 2019 as a Development Manager to help him gain knowledge on the construction and finance side of multifamily housing. Over his career he has helped bring 10+ residential communities to life and over 60+ BTS retail developments. Rob is a licensed real estate broker in the State of Georgia, and soon to be in North Carolina.
Rob earned a Bachelor of Science in Housing with a focus in Property Management from the University of Georgia and a Master’s of Building Construction and Facility Management with a focus in Residential Development from the Georgia Institute of Technology.


Ginny Copeland joined OneStreet Residential in 2016 as the Success and Event Coordinator, assisting with resident events and coordinating associate training programs. In her current role as Director of Training, Ginny is responsible for managing the onboarding and training programs, coordinating continuing education, and planning company events. In addition, she oversees the associate engagement and awards & recognition program. Her passion for people, education, and associate development continues to be a driving force in implementing new programs to lead the team toward continued success.
Ginny brings over 30 years of experience in the multifamily industry with roles from on-site leasing and management to corporate roles in management, marketing, training, sales, and customer service. She is an active member of the Atlanta Apartment Association and has served on various committees, including the Food Drive and Membership Campaigns.

Brandon joined OneStreet Residential in 2023, bringing more than 15 years of experience in property management to the mixed-income portfolio he manages. Brandon is a Housing Credit Certified Professional (HCCP) and has a deep understanding of the LIHTC program, having working on affordable communities since 2011. He is also a licensed real estate agent in the state of Georgia.

Quanda brings over 20 years of comprehensive experience in property management, spanning new construction lease-ups, tax credit properties, and multi-million-dollar rehab projects. Her expertise includes portfolio management with a strong focus on operational oversight, financial performance, profitability, renovations, and strategic repositioning.

Rachel Wharton has been with OneStreet for more than 10 years, having joined us in 2013 as a Close Out Manager before moving into the role of Community Manager of Mills Creek Crossing, a workforce housing community in Scottdale, GA. When we developed two senior communities in the same site in Scottdale, Rachel was promoted to Senior Community Manager where she managed a staff of 12 associates and 380 residences.

Cindi Peek serves as Regional Manager, overseeing multiple communities with a focus on operational excellence, compliance, integrity, and team development. With extensive experience in property management, she is known for her proactive problem-solving and ability to strengthen processes that support long-term asset performance. Cindi prioritizes accountability, financial awareness, and resident experience while guiding her teams to operate with clarity and consistency. She brings a thoughtful, solutions-oriented mindset to leadership and is committed to building communities that are both operationally sound and service-focused.

Noah Eisenberg joined OneStreet Residential in 2021 as a Financial Analyst where he worked closely with our CFO managing various financial aspects of the company’s real estate holdings and new business.
In his current role as Development Finance Manager, Noah is responsible for the oversight of project financing for the company. He underwrites all new development opportunities, leads financial closings and cultivates capital partner relationships to support the company’s development pipeline.

As Development Manager, Max Lahn works with the Division Partner on our Hayloft Cottages brand on day-to-day oversight and coordination of all aspects of the community build-out, including zoning, financing, design, permitting, budgeting, and all pre-construction and construction-related activities.
Max joined OneStreet in January 2020 as our first-ever Development Services Intern.

Brandon Davis currently serves as Development Manager for OneStreet Residential and oversees new construction projects in Georgia and South Carolina.
As a Development Manager, Brandon is responsible for the daily oversight of project execution including site feasibility analysis and due diligence, rezoning and entitlement coordination, design development, securing jurisdictional approvals, and construction phase owner representation. His responsibilities also include leading the external team members, budget management, financial forecasting, and reporting.
Brandon joined OneStreet in 2025, bringing over 20 years’ experience in the multi-family industry, as a Preconstruction manager and design and construction manager for Prestwick Development Company and an owner of a construction consulting firm.
Brandon graduated with a bachelor’s degree in Civil Engineering from Auburn University.

Thomas Dannemann currently serves as Development Manager for OneStreet Residential and oversees both new construction and renovation projects in Georgia and South Carolina.
As a Development Manager, Thomas is responsible for the daily oversight of project execution including site feasibility analysis and due diligence, rezoning and entitlement coordination, design development, securing jurisdictional approvals, and construction phase owner representation. His responsibilities also include leading the external team members, budget management, financial forecasting, and reporting.
Thomas joined OneStreet in 2025, bringing over 10 years’ experience in the multi-family industry, as a design and construction manager for Prestwick Development Company and a civil engineering consultant with Kimley Horn.
Thomas graduated with a bachelor’s degree in Civil Engineering with a minor degree in Business from Auburn University.

Jackie Spilka brings more than 20 years of Executive Management experience to the OneStreet team, working to ensure the development division runs smoothly and efficiently to meet the needs of internal staff and external partners.

Nadira Ferguson joined OneStreet Residential in 2015 as an Assistant Manager at Mills Creek Crossing, where she supported the community through its lease-up. In 2018, she was promoted to Community Manager at Maplewood Park, before transitioning to HearthSide Club Lafayette, where she played a key role in leasing the mixed-income community in record time.
In 2023, Nadira transitioned to the corporate office and now serves as Marketing Manager, where she leads marketing and advertising efforts across the stabilized portfolio. She partners closely with on-site teams and leadership to drive performance, strengthen community positioning, and elevate brand presence. In addition, Nadira plays an integral role in lease-up strategy, working alongside teams to accelerate occupancy and support successful community launches.

Angel Gravley joined OneStreet in 2018. In her current role as Sr. HR/Payroll Coordinator, she is responsible for onboarding/offboarding new associates, payroll and reporting, benefits administration, training managers and associates on all pay-related items, compliance, and operational improvements in HR processes. Angel has won several OneStreet awards such as Outstanding Achievement and 2022 Associate of the Year.
Angel brings more than 30 years of Payroll and HR experience from various industries and 17 years in multi-family. Angel holds a CPP (Certified Payroll Professional) designation and is an active member with PayrollOrg.

Claudia Owens joined OneStreet Residential in 2023 as Executive Assistant, where she provides day-to-day support to the Residential Services division.
Claudia has more than ten years of multi-functional administrative support experience and over six years of experience in marketing and operations. Claudia has worked for executives, business owners, and small teams in property management, non-profit, multifamily housing, and insurance. She is an active American Society of Administrative Professionals and eMarketing Association member.
