Northpoint on Jarvis Creek Moves Forward with First Vertical Milestones, Introducing the Vision for a Connected Workforce Community on Hilton Head Island

June 1, 2026

Construction at Northpoint on Jarvis Creek has reached an important milestone as the first foundation slabs have been poured. As initial stages of vertical development begin, this demonstrates a visible step forward in bringing a thoughtfully designed workforce community to Hilton Head Island.

While the progression on site signals continued momentum, this milestone represents more than construction. It reflects the intentional approach behind Northpoint on Jarvis Creek—a community designed to support the people who keep Hilton Head Island running, while strengthening the Islandʼs long-term sustainability, economy, and quality of life.

Developed through a public-private partnership between the Town of Hilton Head Island and OneStreet Residential, Northpoint on Jarvis Creek is a strategic response to one of the Islandʼs most pressing challenges: ensuring that the local workforce has the opportunity to live within the community they serve.

“This milestone is a visible reminder that something meaningful is taking shape,ˮ said Brendan Barr, Managing Partner at OneStreet Residential. “Northpoint on Jarvis Creek is not just about building residences—itʼs about creating a connected neighborhood where individuals and families can live closer to where they work, spend less time commuting, and more time enjoying the vibrant Hilton Head Island.ˮ

The development includes 157 homes and has been planned with a focus on long-term impact, from its location and connectivity to its environmental considerations and infrastructure improvements. Situated near the Island Recreation Center, Boys & Girls Club, and local schools, the community is designed to integrate into the fabric of Hilton Head Island—supporting walkability, access, and daily connection to essential services and community resources.

In addition to residential development, the project incorporates enhancements that extend beyond the site itself, including improvements to stormwater management, pedestrian access, and long-term environmental stewardship of the surrounding area. These elements reflect a broader commitment to thoughtful land use and responsible development practices on Hilton Head Island.

As the project continues to progress, the development team is focused on maintaining transparency and keeping the community informed throughout each phase. A newly launched website, NorthpointOnJarvisCreek.com, serves as a central resource for updates, project information, and includes an email subscription for those interested in following along as the community takes shape.

Applications for residency are currently anticipated to open in Fall 2026, with initial move-ins expected in early 2027. Additional details will be shared as timelines are confirmed.

“From design to delivery, every decision has been made with purpose,ˮ added Barr. “Weʼre building something that reflects the character of Hilton Head Island and supports the people who make it what it is.ˮ

Building One is positioned for interior work, marking a new stage of progress for Hilton Head Island’s 157-home workforce community. HILTON HEAD ISLAND, SC — Construction at Northpoint on Jarvis Creek is now progressing through multiple stages at once. Building One has reached dry-in and is positioned for interior work, while framing continues across all 14 buildings of the future 157-home workforce community on Hilton Head Island. With roofing, windows, exterior doors and weather-resistant barriers in place, Building One has reached an important construction threshold. The enclosed exterior creates the conditions for interior work to advance in a more controlled environment, including mechanical, electrical and plumbing rough-ins, insulation and drywall, while exterior siding and finishes continue. Framing is also progressing across all 14 buildings, allowing construction to move forward at different stages throughout the site. While the remaining structures continue taking shape, Building One is positioned to advance through the systems and assemblies that bring the residences closer to completion. Together, that activity shows Northpoint moving beyond a single phase of construction and progressing on multiple fronts. "Dry-in matters because of the work it unlocks,” said Brandon Davis, Development Manager at OneStreet Residential. “Building One can now move toward the interior systems and finishes that turn a framed structure into a residence, even as framing advances across the broader site. Consistent progress on multiple fronts is an important step toward delivering 157 homes and expanding the opportunity for members of Hilton Head Island’s workforce to live closer to where they work and contribute." Brandon Davis, Development Manager at OneStreet Residential For Hilton Head Island, the milestone offers tangible evidence that the project is moving from visible structural construction toward the work required to prepare homes for future residents.
